This article is about the real estate agent based in Sonoma, California. For the official website, see kristieeddy.com.
Kristie Eddy is an American real estate agent with Golden Gate Sotheby's International Realty, based in Sonoma, California.[1][2][3] She works mainly in the luxury markets of Sonoma Valley, including the east side of Sonoma, Glen Ellen and Kenwood, and in Napa.[4][5] Raised in Kenwood, she entered real estate in 2019 after a career in medical device sales, and says much of her business is conducted confidentially and off market.[3][1]
In August 2026 Eddy co-represented the seller of The Summit, a 1,119-acre estate on Sonoma Mountain that sold for $38.5 million, the highest residential sale ever recorded in Sonoma County. The previous record was $30 million, set in 2010.[6][7][8][9] Based on 2025 sales data, RealTrends Verified credits her with 18 transaction sides and $39.11 million in volume, ranking her third among agents in Napa by sales volume.[10][11]
Early life and career [edit]
Early life and education
Eddy was raised on a country property in Kenwood, at the north end of Sonoma Valley, where her family still lives.[3][12] She graduated with honors in industrial engineering from California Polytechnic State University, San Luis Obispo, and worked as a consultant after college.[3]
Medical device sales
Before real estate, Eddy worked in medical device sales at Stryker Spine, where she negotiated contracts with major hospital systems. She was named Rookie of the Year among the company's sales representatives nationwide.[3][12] She credits her engineering training with shaping an analytical approach to pricing and negotiation.[3]
Real estate career
Eddy's California real estate salesperson license was issued on September 10, 2019.[1] She is affiliated with Golden Gate Sotheby's International Realty and works from the brokerage's Napa office on 1st Street.[2][1] In 2023 she represented the buyer in the highest recorded sale in Sonoma Valley that year.[12]
Alongside her brokerage work, Eddy invests in multifamily real estate, both locally and out of state.[12] Her BiggerPockets profile, active since 2016, says she owns rental property in Sonoma and Tucson, Arizona, and that she first earned her license to trade one of her own properties.[13]
Markets and specialties [edit]
Eddy's sales are concentrated in the Sonoma 95476 area, which extends beyond the city limits into the surrounding valley, and in the communities of Glen Ellen, Kenwood and Napa.[5][14] Her clients include sellers of estates and acreage, buyers, and investors.[5][15] Outside those areas she has also handled sales in Healdsburg, Santa Rosa and Angwin, and she is the listing agent for Ghost Donkey Ranch in Knights Valley.[14][16]
Eastside Sonoma
The streets east of Sonoma Plaza, including East Napa Street, East MacArthur Street and the numbered streets East, account for several of Eddy's largest in-town sales. They include 240 2nd Street East, a 3,640-square-foot home a short walk from the Plaza that she has sold twice, most recently for $6.6 million in May 2026, and 470 East Napa Street at $5.95 million.[17][14] She also sold 1030 East MacArthur Street, a farmhouse on 1.76 acres with a boutique vineyard, for $5.5 million in February 2026, and 19480 7th Street East, a home on 1.22 acres, for $5,795,000 in 2024.[18][14] As listing agent she sold 20464 5th Street East, a 3,072-square-foot home on an acre with a pool and a hobby vineyard, for $3.3 million in November 2025.[19][14]
Sonoma and Sonoma Valley
Within the wider Sonoma area, Eddy's sales range from homes near the Plaza to rural properties in Lovall Valley and Los Carneros.[5] Her largest sales there include 19100 Old Winery Road ($8 million), 3480 Napa Road ($7.2 million), 1239 Sobre Vista Drive ($5.5 million) and 1250 Lovall Valley Road ($5,800,376).[5][14] In May 2025 she listed 1600 Ridge Road, which went pending six days after listing and sold for $2,875,000, about 10.8% above its $2,595,000 asking price.[20]
Glen Ellen
In Glen Ellen, the Sonoma Valley village along Warm Springs Road, Eddy's sales include 630 Aurora Lane ($4,025,000) and 3444 Warm Springs Road, a home on 5.59 acres ($1,300,000).[21][22][14] She is the listing agent for 4377 Warm Springs Road, a 25.91-acre estate with terraced Cabernet Sauvignon vineyards offered at $10,550,000.[23]
Kenwood
Eddy grew up in Kenwood, at the top of Sonoma Valley.[3] As listing agent she sold 1110 Kenilworth Avenue, a three-bedroom home on 13.77 acres with vineyard and mountain views, for $3.4 million in September 2025. The property went contingent five days after it was listed at $2,995,000 and closed about 13.5% above its asking price.[24][25]
Napa
Eddy's office is in Napa, and RealTrends ranks her among Napa's agents because of that office address.[10][2] In the Browns Valley neighborhood on Napa's west side, she represented the buyer of 1115 Borrette Court, a four-bedroom home with vineyard views, for $3.2 million in September 2026, and she is listing 1080 Borrette Court, a five-bedroom single-level home in a gated community, at $3,998,000.[26][27]
Vineyard and acreage estates
Many of Eddy's sales are vineyard or acreage properties. They include:[5]
- 3480 Napa Road, a 37-acre estate in the Los Carneros AVA with about 3.1 acres of Merlot planted in 2012, plus Zinfandel, Riesling and Muscat.[28][14]
- 19100 Old Winery Road, an estate on about four acres with a two-acre Syrah vineyard.[29]
- 4050 Lovall Valley Loop Road, an 8.87-acre property that includes a Napa County parcel planted to Cabernet Sauvignon under a long-term contract.[30][14]
- 1337 West Dry Creek Road in Healdsburg, a home on 38.28 acres that sold for $9.7 million in December 2024.[31][14]
- Smaller plantings at 1239 Sobre Vista Drive (about 500 Cabernet vines) and 18986 Sweet William Court (110 Cabernet vines).[32][33]
Historic homes
Eddy listed 1250 Lovall Valley Road, a one-room schoolhouse built in 1910 and converted into a three-bedroom home, which the Robb Report featured in August 2024 when it was offered at $6.5 million. It sold for $5,800,376 in November 2024.[34][14]
Off-market and confidential transactions
Eddy says much of her business is conducted confidentially and off market.[3] Her sold listings include a confidential Sonoma County estate sale of $14.7 million and an off-market sale on Castle Road at $5,250,000.[35][36] Speaking about The Summit, she told the Sonoma Index-Tribune that privacy is the top priority for buyers at the upper end of the Wine Country market.[8]
Services and approach [edit]
Eddy represents both sellers and buyers, and much of her work is done confidentially, including sales that never come to the open market.[3][5] She describes her approach as analytical, drawing on her engineering background, and she also invests in multifamily property herself.[3][12]
In September 2026 Eddy told the Sonoma Index-Tribune that her team was seeing buyers commit more than $100 million to Wine Country properties priced above $10 million, and that, having grown up in the valley, she values seeing large estates sold intact rather than divided.[8]
Client reviews on her Google Business Profile, where she holds a 5.0 rating, describe her pricing accuracy, her negotiating on behalf of buyers and sellers, and her work with investors.[15]
Selected sales [edit]
The following tables list sales that appear on Eddy's website and on her Golden Gate Sotheby's profile, checked against MLS and public sale records.[5][14] Recent sales are listed with their closing dates; other featured sales are listed by price. "Seller" or "Buyer" is shown only where the MLS record credits Eddy with that side and her website agrees; other sales show "Not stated".
